When I first sit down with buyers, I tell them straight: Your inspection report is going to list everything. Every loose door handle, every light switch that should be reversed, every tiny gap in caulking. That's what inspectors do.

Here's the thing, you don't ask a seller to fix all of it. You read the report, you spot what actually matters (the systems, the structure, the money stuff), and you negotiate that. A reversed light switch? That's on you if you care.

I keep my people from drowning in inspection anxiety by setting expectations up front. It's not scary when you know what you're looking at.
