We're proud to celebrate the closing of the historic Hotel Aiken property, marking the beginning of a transformative chapter in Downtown Aiken.

The partnership between the City of Aiken and Oliver Hospitality reflects a shared commitment to preserving the character of this iconic property while creating new opportunities for growth and investment in the community.

Targeted to open in early 2028, The Oliver Hotel, Aiken will become part of the independent Hotels by Oliver collection, known for creating design-forward boutique hotels rooted in the character and culture of each destination. Additionally, Bee Lane will be reactivated by new construction mixed-use buildings featuring ground-level retail/restaurant spaces and multifamily residences.

Congratulations to Alia Bostaji, Tommy Tapp and all those involved in bringing this vision to life. We're honored to have played a role in helping make it happen and look forward to seeing the positive impact this redevelopment will have on Aiken for years to come.

Exciting momentum continues at 803 Park!

Magnus Development Partners has officially broken ground on Gateway 2, a 226,800-SF Class A industrial building and the fourth development at 803 Park in West Columbia, SC.

Gateway 2 will deliver in Q2 2027 and feature 18 dock doors, 50’ x 54’ bay spacing and an ESFR fire protection system, providing flexibility for a wide range of distribution, manufacturing and logistics users.

To date, three buildings totaling 625,440 SF have been delivered in the park and are 100% leased and occupied by six tenants across a diverse range of business sectors. This track record demonstrates the broad appeal of the park and continued demand for high-quality industrial space in the Columbia market.

🏗️Yesterday, we joined Red Rock Developments, Calhoun County and Miller Valentine Construction to celebrate the groundbreaking of Building 3B at Sandy Run Industrial Park—a ±519,792 SF speculative industrial facility strategically located along I-26. This is Red Rock’s third spec development in the park following the successful leasing and sale of its first two spec facilities.
