One inspection. A brand-new agent relationship. And a review like this. 🙌

We know agents have choices when it comes to who they recommend to their clients, and we don’t take that trust lightly.

Our goal at every inspection is pretty simple: take great care of the client, communicate clearly, identify what matters, and make the process easier for everyone involved.

Which one would scare you more? 👀

#1: A floor joist with a big, ugly notch.
#2: Painted floor framing that looks pretty harmless.

So which one is the real major defect?

If you picked #2, you got it.

The notch in the first photo definitely stood out and warranted further evaluation. But the second photo was hiding the bigger issue.

That white paint was concealing significant fire damage to the floor structure. 🔥 A structural engineer evaluated it and recommended replacement of the affected framing, and the seller covered the repairs. 😎

That’s why home inspections matter.

The biggest problems in a house are not always the ones that look the scariest. Sometimes they’re painted over, tucked away, or easy to miss unless you know what to look for.

Don’t go in blind.
