That shiny pebble-looking insulation could be asbestos containing vermiculite. You can’t tell by just looking at it so when we find it we recommend testing by a qualified professional. Asbestos has tiny fibers in it that can be breathed into your lungs and cause health problems down the road. This is one of those attic surprises that can put a damper on your renovation plans.

Ever notice a power line right next to a window? That’s an electrical service drop. And this one’s too close to an opening! Home inspectors aren’t code enforcers, but we do call out safety issues like this before they become a shock hazard.
