The “useful life” concept can protect tenants from getting stuck with a full replacement cost at the end of a lease—especially on shorter terms. It’s one of the most negotiated (and most overlooked) parts of a deal.

In 2020, our team identified a development opportunity in a submarket that most people hadn't looked at twice. We partnered with the developer to help secure the site in 2021 — just months before Intel's $20 billion investment announcement put this corridor on the national map.

From there, it was years of planning, construction, and careful coordination across zoning, infrastructure, and municipal approvals before we reached the finish line. The Industrial Property Team was proud to sponsor The Montrose Group's 5th Annual Economic Development & Policy Forum last week in Columbus!

The forum brought together thought leaders in economic development, real estate, and public policy from across Ohio, Indiana, and Kentucky for a full morning of substantive conversation. Our own Matt Osowski participated as a panelist on the Development Rapid Fire Roundtable, joining colleagues from across the industry for a timely discussion on navigating today's development landscape.

The themes of the day reflected where the industrial market is heading: data centers, power infrastructure, workforce development, AI, and the growing push to streamline permitting, zoning, and entitlements to keep pace with demand.

One of the most interesting points of the day: manufacturing vacancy is now lower than warehouse vacancy for the first time in decades. A real sign that we're in a new economic cycle, and Ohio is well-positioned to lead it.
