There are pros and cons to every market, which is why the absolute best time to move is simply when it makes sense for your life.

Despite what the headlines say, sellers are still selling and buyers are still buying!

Here’s what’s actually happening:

⏰Days on market are longer: Sellers need a bit more patience and flexibility right now.
➡️Rates are hanging steady: Waiting for lower rates might mean missing out on years of building equity in a home you love.

Here’s the plain truth: there will never be a perfect market. If rates are low, prices are skyrocketing and you’re competing against 20 other offers. If inventory is high, rates might be higher than you’d like. Every market has its trade-off; it’s really just a matter of picking your poison! ✅

Right now, the good news is you actually have room to breathe. Inventory is up, bidding wars have cooled down, and buyers finally have the leverage to ask for seller concessions, repair credits, or price adjustments. You get to take your time and make a smart decision without feeling rushed.

On the flip side, interest rates are still sitting higher than those record-low years (though lower than the historic average), home prices are holding firm, and lenders are taking a close look at every detail.

You can’t base such a huge life step solely on the negatives or wait for every single factor to align. You'll never make a move that way! Educate yourself on the trade-offs, move when the timing is right for your budget and life, and don't miss out on the leverage and equity you could be building right now.
