The worst real estate advice sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who stays quiet & lets you learn it the hard way.

Buying a home is one of the biggest financial decisions in a person's life. & the behind the scenes work is where deals are made or lost. That's where I spend most of my time.

Calling listing agents, reaching out to my network, & finding homes before they hit the MLS. Doing diligence on properties before you waste your time touring one with major red flags.

& when it's time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.
