“It’s so cozy!” = It’s small. Like… really small.
“It has great potential!” = You’re gonna want to knock everything out.
“It just needs a little TLC.” = Bring your contractor. And your checkbook.
“It’s full of character!” = Nothing has been updated since 1987.
“It’s an up-and-coming neighborhood!” = Give it a few years. 😂
“It won’t last!” = Okay, this one we actually mean.

The rate might change. The price might not. 👀🏡

One of the biggest questions I hear from buyers right now is: “Should I buy now or wait for interest rates to come down?”

Here’s the thing — waiting for a lower rate doesn’t necessarily mean you’ll pay less for the home. If home values continue to appreciate, you could end up buying the same house for significantly more later.

Meanwhile, buying now means you’re building equity today — and if rates come down in the future, refinancing may be an option.

There’s no perfect time to buy. There’s a right time for YOU to buy, based on your finances, goals, and the market you’re shopping in.
