Job Title: Maintenance Coordinator
Department: Cincinnati Office
Reports to: Office Manager/Owner
Effective Date: Immediately
Pay: $20/hr

Job Summary
The Realiant Maintenance Coordinator helps keep all outside operations running smoothly.

Duties/Responsibilities:
1. Communicate to tenants and contractors alike by giving them proper contact information on each work order.
2. Visit properties when tenants move out to gather a make ready list, do move-out inspection, and coordinate with maintenance/contractors to complete work.
3. Communicate with owners about property turns and maintenance issues over $400.
4. Approve work on turns that contractor completed by going through a checklist (Check prior to move-in). Communicate with maintenance if they need to come back and complete items.
5. Complete move-in inspections to upload into file library.
6. Periodically inspect and upload inspections. (10 a week)
7. Work with city inspectors, contractors, and owners to resolve city violations.
8. Willing to do light maintenance work (ex: changing lock out).
9. Hang property notices.
10. Check and respond to emails daily.
11. Quarterly drive by each property to ensure proper care is being taken (walking inside and outside of common areas).
12. Manage all after hours calls Monday-Sunday.
13. Able to complete other tasks that are vital to operational excellence.
14. Constantly monitoring how to make our properties cleaner, safer, and a better place to live.

Required Skills/Abilities:
1. Excellent verbal and written communication skills.
2. Excellent interpersonal and customer service skills.
3. Excellent organizational skills and attention to detail.
4. Excellent time management skills with a proven ability to meet deadlines.
5. Proficient with Microsoft Office Suite or related software.
6. Proficient with Mobile Applications or related software.

Requirements:
1. High school diploma or equivalent
2. Valid Driver’s License
3. Reliable transportation
4. Clean record

Physical Requirements:
1. Ability to sit in a car or desk for long periods of time.
2. Ability to lift up to 50 pounds.
