List It Right Monday!

Here’s your friendly reminder to look UP before your home hits the market.

Ceiling fan blades, air vents, return vents, light fixtures… these are some of those spots we stop noticing when we live in a home every day. But buyers? They notice.

A dusty ceiling fan or dirty air vent may seem like a tiny thing, but it can make a buyer wonder how well the rest of the home has been maintained.

Before listing, give all those forgotten areas a good cleaning. And while you’re up there, replace any burned-out light bulbs too.

The goal is for buyers to walk through your home thinking, “They really took care of this place.”

Not, “Good Lord, when was the last time someone cleaned that fan?”

The little details matter when you’re getting ready to sell!

Buyer Basics Thursday!

Don’t let a pretty kitchen distract you from a floor plan that doesn’t work for your life.

When you’re touring a home, try to look past the paint colors, countertops, furniture, and decor and think about how you would actually LIVE in the space.

Does the kitchen flow into the areas where you’ll spend your time?
Is the laundry room somewhere that makes sense?
Are the bedrooms laid out the way you need them?
Can you picture your furniture fitting?
Is there enough storage?
Will the layout still work for you a few years from now?

Paint is easy to change. Light fixtures can be replaced. Flooring can be updated.

Moving walls? That gets expensive REAL quick.

Sometimes the prettiest house isn’t the best house for you — and sometimes the house that doesn’t immediately wow you has a layout that fits your life perfectly.

When we’re looking at homes together, I’m not just looking at what’s pretty. I’m helping you think about how that home will actually work for you long after the excitement of closing day wears off.

We love our pets.

But when your home is for sale, we don’t necessarily need buyers to know exactly where Fluffy goes to the bathroom.

Before a showing, scoop the litter box, put away pet crates when possible, pick up food bowls and toys, and give the house a quick smell check.

Here’s the tricky thing about pet odors: when you live with them every day, you may not notice them anymore, but someone walking into your home for the first time probably will.

And once a buyer notices an odor, they can start wondering whether it’s something that will linger after they move in.

You want buyers thinking:

“Look at this kitchen!”

Not:

“Do you smell that?”

A few simple steps before a showing can make a BIG difference in that all-important first impression.

And yes, your Realtor should love you enough to tell you if your house smells.

Buyer Basics Thursday!

“Everyone keeps telling me I should buy a house…”

Okay, but are YOU ready to buy a house? Because that’s the part that matters.

Buying a home is a big commitment, and there is no magic age or stage of life when you’re “supposed” to become a homeowner.

Maybe your parents are telling you renting is throwing money away. Maybe your friends are all buying houses. Maybe someone keeps reminding you that interest rates could change.

None of those people are making your mortgage payment.

Before you buy, I want you to feel comfortable with the payment, have money left over for life after closing, and feel confident that homeownership makes sense for you right now.

And if we sit down, look at the numbers, and decide you’re not quite ready? That’s okay too. We make a plan, figure out what needs to happen, and get you ready.

My job isn’t to convince you to buy a house.

It’s to help you buy the right house when the time is right for YOU.

When buyers walk into a home, they aren’t just looking at how it looks today; they’re also thinking about what it’s going to take to keep it that way.

Little things can make a BIG difference.

Before listing, take care of those small maintenance items you’ve learned to live with — the dripping faucet, loose doorknob, burned-out lightbulb, dirty air vent, overgrown landscaping, or that one cabinet door that hasn’t closed right in three years.

When a home feels clean, cared for, and well-maintained, buyers are more likely to feel they can simply move in and enjoy it, rather than immediately start a mental to-do list.

You don’t have to renovate your entire house to make a great impression. Sometimes, it’s the little things that tell buyers, “This home has been taken care of.”

Here's something most buyers forget to check...

Pull out your phone during the showing and see how your signal is.

Walk through the house. Step into the backyard. Check a few rooms.

A home can be perfect on paper, but if every phone call drops or you have to stand in one corner of the kitchen to send a text, that can get old really fast.

While you're at it, ask about internet providers, too. If you work from home, stream TV, or have kids who game online, reliable service is just as important as the number of bedrooms.

It's a simple check that can save you a lot of frustration later!

It’s CLOSING DAY!

A huge congratulations to my first-time homebuyer on officially becoming a homeowner today!

This one was a military move, which meant my buyer purchased his new home completely sight unseen. Buying a home is a big decision under any circumstances, but trusting someone else to be your eyes and ears when you can’t physically be there takes it to another level.

That’s where having the right agent in your corner really matters.

When you’re buying sight unseen, you need someone you can trust to give you the real lowdown on a property. Not just tell you what looks good in the listing photos. The good, the bad, the weird, the things I love, and the things that make me say, “Okay, we need to talk about this.” My job is to make sure you have as much information as possible so you can make a confident decision, even from hundreds of miles away.
