Happy Donut Day!

Buying or selling a home is a lot like a donut. There are a LOT of options, everyone has their favorite, and sometimes things can get a little messy along the way.

“A home passes or fails a home inspection.”

FALSE!

This is one of the biggest misconceptions buyers and sellers have during a real estate transaction. Home inspectors are hired to provide an objective evaluation of the property and point out concerns, maintenance items, safety issues, and things that may need attention.

The reality is… no home is perfect. Even brand-new construction homes usually have items noted during inspections.

An inspection report is meant to help buyers make informed decisions, not necessarily to “fail” a house. Some findings may be minor maintenance items, while others could be larger concerns worth negotiating or investigating further.

And honestly, inspection reports can sound terrifying sometimes. A report could say “active moisture intrusion observed” when in reality someone spilled water under the sink five minutes earlier.

That’s why having a good inspector and Realtor to help explain findings and keep things in perspective is so important. If you have questions about the home buying process, call or text anytime!

Don’t overlook your outdoor living space when selling your home this summer! Buyers aren’t just shopping for square footage… they’re shopping for lifestyle.

A few simple touches like clean patio furniture, fresh cushions, potted plants, string lights, or even a nicely staged grill area can help buyers picture themselves relaxing and entertaining there.

In Florida, outdoor spaces are basically bonus living rooms for half the year… and buyers absolutely notice them!

And let’s be honest… if your backyard gives off “morning coffee and no responsibilities” vibes, you’re already winning.

Selling a home can be emotional, and honestly, that’s completely understandable. A home holds memories, milestones, and a lot of life moments. But when it comes time to sell, it’s important to try to look at the process through both an emotional lens AND a business lens.

Buyers may ask for repairs, credits, or concessions after inspections, and it helps to think ahead about what you may or may not be willing to negotiate on before emotions get involved.

The goal is to keep your eyes on the bigger picture: getting to the closing table with the best overall outcome possible.

And let’s be honest… hearing someone say they “hate your paint color” can feel mildly offensive even if you didn’t pick it.

A good Realtor should help guide you through the process, keep emotions from taking over negotiations, and help you make informed decisions along the way. If you’re thinking about selling and want guidance on preparing for the process, call or text anytime!
