Walked through a house this week with a couple buying their first home.

Halfway through the kitchen, she stopped, looked at her husband, and said "wait — is this really happening?"

He looked at me like he wasn't sure if she meant "are we really about to buy a house?" or "is this person actually being honest with us?"

I'm pretty sure she meant both.

That's the part of this job I didn't expect when I got into it. The math, the contracts, the negotiations — those are the easy parts. The hard part is being the person someone trusts to tell them the truth about one of the biggest decisions of their life.

A truth some agents won't tell you when they're pitching you on a listing:

If you price your home 5% over what the market will bear, you don't usually get 5% more. You get fewer showings, a stale listing, and a price drop in 30 days — by which point buyers are wondering what's wrong with the house.

The appraiser side of my brain has watched this play out plenty of times. The houses that sell for top dollar in Cross Plains, Madison, Monona — they're almost never the ones that started high and "came down." They're the ones that listed where the comps said they belonged and let the market push them up.

Pricing isn't about ambition. It's about strategy. The market doesn't care what you need to net. It cares what the comps say, what condition the house is in, and what the buyer pool can actually borrow this month.

If you're thinking about selling this year and want a straight read on where your house actually sits — not a number designed to "win the listing" — I'd rather have that conversation honestly than tell you what you want to hear.

Everyone wants to talk about market timing... and honestly, that’s not a bad thing. Timing matters.

But here’s the truth most buyers miss: the best time to buy usually has a lot more to do with your life than the calendar.

Your savings.
Your credit.
Your job stability.
Your monthly comfort zone.
Your long term goals.

Because buying in “the perfect month” means very little if you aren’t in the right place yet. And if you are? Sometimes waiting for a “better market” is just watching your own goals sit on the sidelines.

Buy based on readiness, not seasonality.

And I get it.
