📈 Current trends -
One of the biggest trends we’re seeing is that buyers are becoming much more educated and value-conscious. They’re taking the time to compare options, negotiate, and look for opportunities like seller-paid closing costs, interest rate buy-downs, and builder incentives. At the same time, inventory has improved in many areas, giving buyers more choices than they’ve had in recent years.
We’re also seeing continued demand for new construction, homes with flexible spaces for working from home, and properties that offer long-term value, whether that’s land, investment opportunities, or homes in growing communities. While the market has shifted, well-priced homes that are properly marketed are still selling, making accurate pricing and strong negotiation more important than ever.
🏠 First time Homebuyer advise -
My biggest piece of advice is to start with a conversation, not a house. Meet with a trusted lender to understand your budget and financing options, then partner with a Realtor who will educate and guide you through the entire process. Don’t let headlines or interest rates discourage you—there are often creative financing options, incentives, and programs available that can make homeownership more affordable than you think. Most importantly, ask questions! Buying your first home can feel overwhelming, but with the right team by your side, it can also be an exciting and rewarding experience.
