📊 TRI-VALLEY SFH MARKET UPDATE | THIS WEEK'S NUMBERS

The latest Hot Sheet shows a significant wave of new single-family home inventory entering the Tri-Valley, with 80 new listings across Livermore, Danville, San Ramon, Pleasanton, and Dublin.

This week's totals:
• 80 New Listings
• 132 Active Listings
• 43 Price Reductions
• 34 Pending Sales
• 49 Closed Sales

City-by-city highlights:
✔️ Danville led the region with 23 new listings and 38 active homes, giving buyers the largest selection this week.
✔️ Pleasanton followed with 19 new listings and 11 closed sales, showing substantial new supply alongside continued transaction activity.
✔️ Livermore added 17 new listings and recorded 9 sales, while 12 price reductions indicate continued attention to pricing.
✔️ San Ramon has 12 coming soon homes, the highest coming soon total this week, pointing to additional inventory entering the market.
✔️ Dublin had the fewest price reductions at 3, with 8 closed sales against 11 new listings.

The bigger picture: New listings significantly outpaced pending sales this week, while closed sales remained active across the five markets. With more homes available and 43 price reductions recorded, buyers have more opportunities to evaluate price and value, while sellers need to pay close attention to positioning in their specific neighborhood.

Real estate is local. The numbers can look very different from one Tri-Valley city to the next.
