After helping hundreds of families relocate to Lower Alabama, we’ve walked through enough homes to know which issues are normal… and which ones become financial nightmares later 🚩🏡

These are the homes we usually tell buyers to slow down on or walk away from completely 👇

1️⃣ Horizontal foundation cracks
Not tiny cosmetic hairline cracks. Actual horizontal cracks. In Baldwin County, shifting soil and moisture can turn this into a major structural issue fast.

2️⃣ Multiple doors or windows that won’t close properly
One sticking door could be humidity. Multiple doors on the same side of the house usually means movement somewhere underneath the home 👀

3️⃣ Water stains on ceilings, baseboards, or under sinks 🌊
Especially in coastal Alabama. Fresh paint in random spots is often a red flag, not a renovation.

4️⃣ A strong musty smell anywhere inside

WEEK 1: Security & Coastal Setup

Change all the locks. You have no idea how many copies are still floating around with previous owners, contractors, cleaners, neighbors, or pet sitters.
Update your garage door and gate codes. A surprising number of homes near the coast still use default settings or old owner passcodes.
Test every smoke detector and replace batteries. Especially important if the home sat vacant during the off season.

WEEK 2: Systems Check

Locate your main water shut off valve. Label it clearly so anyone can find it during an emergency or storm situation.
Find and label your electrical panel. Takes 20 minutes now. Saves major stress later when something trips during summer storms ⛈️
Change your HVAC filters immediately. In Lower Alabama, your AC system works almost year round because of the heat and humidity ☀️
Schedule an HVAC tune up before peak summer. Most people wait until July when every HVAC company is booked out.

WEEK 3: Protect Your Investment

Review your insurance carefully. Flood insurance, wind coverage, and hurricane deductibles work very differently in coastal Alabama 🌊
