One thing that’s easy to forget when you’re looking at homes on a beautiful sunny day… where does all the water go when it pours? 🌧️🏡

That’s something I’d encourage buyers around Baldwin and Mobile County to pay attention to.

Take a look at the yard. Does it slope toward the house? Are there low spots where water might collect? Do you notice drainage pipes, ditches, or signs that water has been standing somewhere?

It doesn’t automatically mean there’s a problem, but here on the Gulf Coast, drainage is definitely worth paying attention to.

Sometimes the little things you notice while walking around a property can lead to really important questions before you buy.

🏡 A quick Gulf Coast real estate update for Baldwin & Mobile Counties…

The market is definitely giving buyers and sellers different things to think about right now.

In Baldwin County, homes are generally taking a little longer to sell and buyers are seeing more room to negotiate than we saw during the really competitive years.

Mobile County continues to be a little more affordable overall, and recent closed-sale prices have actually held up pretty well.

The biggest challenge for buyers right now continues to be interest rates. The average 30-year mortgage moved back up to around 6.7% last week.

That doesn’t necessarily mean it’s a bad time to buy — but it DOES mean we need to look at the whole deal.

Purchase price.
Seller concessions.
Closing costs.
Possible rate buydowns.
Monthly payment.

Sometimes negotiating a seller contribution toward your financing can make a bigger difference than simply getting a few thousand dollars knocked off the price.

One other Alabama real estate update I’m watching: beginning October 1, new seller-verification requirements take effect to help combat property and title fraud, particularly in remote transactions.

There’s a lot happening in our Gulf Coast market, and as always, real estate is extremely local.

🏡 Quick home-buying tip for my Baldwin & Mobile County friends:

When you’re looking at a house, ask how old the roof is.
Not just, “Does the roof look okay?”

A roof can look fine and still be old enough that it affects your insurance options or what you may have to budget for down the road.

Especially here on the Gulf Coast, that’s something I’d rather know early than find out later.

There are obviously a lot of things to consider when buying a home, but roof age is one of those simple questions that can save you some surprises. 👍

Heading to a showing, and I’m just feeling thankful.

One thing I’d tell anyone looking at homes around Baldwin or Mobile County: don’t make homeowners insurance an afterthought.

It’s easy to look at the price of the house, estimate the mortgage payment, and think you know what the home will cost each month.

But here on the Gulf Coast, insurance matters.

Before you get too far into buying a particular home, get an insurance quote and make sure you’re comfortable with the whole picture—not just the mortgage.

Sometimes two homes with similar prices can look very different once you factor in insurance.

Buying a home is a big enough decision already. The fewer financial surprises you have along the way, the better. 👍

Thankful.

I’ve been thinking about the people I’ve had the privilege of working with here along the Gulf Coast of Alabama, Mobile County, Baldwin County, and all the communities in between.

Honestly, I don’t take it for granted.

People invite you into some pretty big moments in their lives when they trust you with a home. Buying. Selling. Moving. Starting over. Upsizing. Downsizing. Sometimes it’s exciting, sometimes it’s stressful, and sometimes it’s a little bit of both.
