Big news. I have help👀🥰

Meet Katie Parks. She is officially working full time for me and for Jennifer Miller (shout out Jennifer), and I could not be more excited.

There is so much that happens behind the scenes of a real estate transaction. Paperwork, inspection deadlines, chasing down contractors, coordinating a million moving pieces. Katie is jumping into all of it, which means quicker answers and smoother closings for my clients!

She hit the ground running today with me. Listing shoot in Charleston, another one in Bethany, coffee from Milk and Honey on the way because obviously🫶🏻. It is barely noon and I have already drove 150 miles. Next up is a listing appointment in Arthur, then back to Decatur and Forsyth this evening for a volleyball game! 💙💛💙

One of the biggest things I see in real estate is something called the “Ostrich Effect.”
It’s when people avoid things they know they should probably look at, because it feels overwhelming or stressful, so they bury their heads in the sand and avoid it altogether. I see this all the time with buyers and sellers.

It usually looks like:
• Not really knowing what your home would sell for right now
• Putting off repairs because it feels like too much work
• Waiting to make a move because the market feels confusing
• Avoiding conversations about finances because you're "not ready yet"

I get it. But avoiding it doesn’t change anything. It just delays it.

When you finally ask the questions you’ve been putting off, you get a lot more clarity than you expected:
• You may have more equity than you thought you had
• The numbers might be more doable than you expected
• There are options you didn’t even realize you had

The sooner you understand your situation, the more options you have. Information really does change everything.

If there’s a tough question you have, let’s talk about it. I’ll always be honest and transparent with you. It's better to address things up front than be surprised later.

So…don’t be an ostrich. Get your head out of the sand and let me help you get the answers you’ve been sitting on.

6AM Reformer Pilates is officially my new favorite thing.

There’s a Reformer Pilates studio inside RedZone Fitness at 715 W South Side Dr., and they opened earlier this year. I’ve been going ever since, and I’m officially hooked.

I love a group workout, mostly because there’s zero thinking required.😂 I spend all day making decisions, so getting to show up for an hour and have someone else tell me exactly what to do is honestly a dream. Just put me on the reformer, tell me where to put my feet, and I’m happy.

And there are so many benefits to Reformer Pilates. It’s a great mix of strength, flexibility, balance, and core work, and somehow, you can feel muscles you forgot you had. Every class is a little different, and you definitely leave feeling like you did something.

Jenny Lambdin opened the studio, and she’s a fantastic instructor. She and the other instructors bring THE BEST energy to every class. It’s one of those places where you walk in and immediately feel welcome, which makes trying something new so much less intimidating.

And if 6AM sounds absolutely unhinged to you, no worries. There are other class times throughout the week, plus a Saturday morning class most weeks.

I’ve dragged several friends along with me, and every single one of them has loved it. So, if you’ve been thinking about trying it but are a little nervous or unsure, just go. Seriously. It’s probably the most welcoming room in town.

Just be warned: the walk back down those stairs after class will humble you. But that’s how you know it was a good workout.

5 things I love about my listing at 309 N Locust in Assumption!

1. The pantry space and the custom wooden door on it is stunning!

2. The kitchen cabinets. There are so many of them, and they’re gorgeous.

3. The built ins off the laundry room. More storage, and clearly designed by someone who thought it through.

4. The vaulted ceiling in the living room. It gives the whole space character. Bonus: there’s a closet off this room, so it could become a second bedroom and the dining room could take over as your living space.

5. The Trex deck out back. All the beauty, none of the sanding and staining.

This week I'm sooooo thankful for my real estate office.

Wednesday I had clients closing back to back deals. If you've ever done that, you know how tricky it gets. You have to be completely out of your current home before you get the keys to the new one, so your whole life is packed up with nowhere to put it yet.

Their movers were scheduled for 7AM and our closing was at 10AM. The movers had seen the place and said that was plenty of time. They showed up two hours late. One hour to pack an entire house is pretty much impossible.

We got it worked out and still closed, but I have to shout out the agents at my office. I sent one text and immediately had multiple realtors over there helping my clients. I know the ones stuck in closings or meetings would have helped if they were available too!

Lens of Eli Media just joined our office full time as marketing director and I could not be happier about it!

I met him last year and started using him for listing photos. Hundreds of compliments later, I decided to up the listing videos I was doing and started using him for those too! Our first one hit 85,000 views.
