Solar panels can lower your energy bills and appeal to certain buyers. They can also create complications at closing that most North Texas homeowners never see coming.

Before you install, there are some critical factors specific to this market worth understanding, from HOA approval requirements in each county (they are different in each one), to how leased systems show up on a title search, to why Texas net metering terms are not what national guides describe.

The decisions you make at installation directly affect your flexibility when it is time to sell.

In equestrian property, the land always comes first.

The house is often the least important structure on site. Layout, water access and infrastructure determine how a property actually functions day to day. The home is where you sleep. The land is where you work.

For barn placement, start with movement. How far are you walking from the barn to your arena? Can you pull in with a trailer, unload and park without backtracking? Where does water reach, and where does it drain?

Those questions carry different weight depending on where you're buying. Collin County's heavy Blackland Prairie clay drains slowly and holds water long after rain stops. Move into western Denton, Cooke or Grayson County and you're often working with sandier Cross Timbers soil that behaves completely differently. A turnout setup that performs well on one property can fail on another ten miles away. Buyers who don't account for soil type before they buy are often solving a layout problem after closing that should have been a negotiating point before it.

A well-laid-out property with a functional barn and good footing beats a beautiful home on land that works against you every time.

Do not walk into your tax protest hearing with nothing but frustration. The Appraisal Review Board does not care if your tax bill went up. They only care about evidence.

Here is the evidence that actually moves the needle in Denton and Collin counties:

• Your closing statement. If you bought recently for less than the appraisal this is your most powerful evidence.
• Repair estimates on contractor letterhead. Foundation issues are common in DFW's clay soil. The appraiser can deduct the cost of documented repairs.
• Photos of condition. Dated kitchen, worn carpet, cracks, proximity to a busy road. Photos are harder to argue with than words.
• Comparable sales (comps). Recent closed sales of similar homes below your appraised value.

Most DFW protests are resolved in an informal meeting. Come prepared with photos, repair estimates, and comps. Make it easy for them to say yes.

There are two ways to win a property tax protest in Texas. Most people only know one.

1. The Market Value Appeal: You argue your home is worth less than the appraisal. You need recent comparable sales — not list prices but closed prices. If your home is appraised at $450K but comps are closing at $420K that is your argument.

2. The Equity Appeal: You argue your home is taxed unequally compared to similar homes nearby. This data is public record on your county's appraisal district website.

And here is the best news for 2026: The process just got much more favorable for homeowners. Under new transparency rules the appraisal district must give you their evidence 14 days before your hearing. The days of walking into a protest blind are over.

Texas made significant changes to property taxes in 2026. Here is what actually matters for DFW homeowners — no political spin, just the facts.

$40,000 Increase in Homestead Exemption: Voters approved an increase from $100,000 to $140,000, saving the average homeowner over $360 per year.

$50,000 Increase in Senior/Disabled Persons Exemption: The additional exemption for homeowners 65 or older jumped from $10,000 to $60,000. Combined with the general homestead exemption that is $200,000 in total school district exemptions.

School Tax Rate Compression (HB 8): An additional temporary rate cut of $0.0331 per $100 of value takes effect this year. No action required. It is automatic.

Expiring Non-Homestead Cap: The 20% appraisal cap on rental and investment properties expires in 2026 unless the legislature extends it. If you own property without a homestead exemption watch this closely.

New ARB Protest Protections (HB 1533): Appraisal districts must now meet stricter transparency and fairness standards during protest hearings. This process is now more favorable to homeowners than it has ever been.
