I am so grateful for the opportunity to help Bill and Ann Hunnicutt Lanning with the sale of their ranch at The Oaks of Pilot Point. Not only have they become dear friends, but the new owner is their friend as well.

It could not have worked out better. God always has a plan, and His timing is always perfect.

Headlines are calling contract cancellations a record high. The national figure is 13.4%. What those headlines are not telling you is which markets are driving it. Atlanta sits at 22.5%. San Antonio at 20.6%.

North Texas is not those markets.

Per NTREIS April 2026, DFW single-family residential closed at a 95.3% sold-to-list ratio with 4.1 months of inventory and 61 days on market. That is not a market in distress. That is a balanced market where prepared buyers and well-positioned sellers are still closing consistently.

A canceled contract is not a home that cannot sell.

Buyers exit transactions for inspection findings, financing changes, appraisal gaps and unexpected circumstances. In many cases another buyer follows quickly. What matters is how your property is positioned going in, not what a national headline says about someone else's market.

This sale started with a phone call from a trusted friend, Abigail.

Abigail referred her dear friend's mother, Dawn, who lives out of state in Arizona. Her family needed someone they could trust to take honest care of her when it came time to sell. I was honored to be that person.

Dawn's home was beautifully maintained and immaculately decorated in a community with significant competing inventory. We priced it right, received an offer within the first eight days and accepted it with a contingency. When those buyers couldn't sell their home, the market began to slow. Dawn trusted my counsel to take the home off the market for the holidays while she traveled to be with family.

Here's the part of the story I love: those same buyers never stopped wanting it. They even sent Dawn a Christmas card telling her it was the perfect home for them.

We came back on the market in March. The same buyers who wanted it from the beginning are the ones who got it. Their forever home.

The market is different but still good! And sometimes the right outcome just takes a little more time.

When a buyer searches for a home in Denton County, or anywhere in North Texas, they are not starting with a phone call. They are starting with a search bar. Where your listing appears in those first results, and whether it follows that buyer after they leave, determines how much attention your property actually receives.

I joined Homes.com as a Member Agent because of how that platform handles buyer traffic differently. This closing is especially close to my heart ❤

Clay started riding horses with my husband Robin, staying in our home when he was 9 years old! He's definitely the youngest youth rider to ever stay with us! I can’t believe his parents trusted us with their only child and their pride and joy! Obviously, over time, we became very close.

Ever since I have known him, Clay ALWAYS wanted to be a horse trainer and ALWAYS wanted to live in the Great State of Texas! And guess what - he accomplished both of these dreams!

Not only am I proud of him and his beautiful wife, Lexie, but I also believe they bought a true gem of a property. It will take time, and a little blood, sweat and tears, but in the end they made a wise investment. I can’t wait to drive by on Hwy 56 in the near future and see a big ole sign welcoming people to Clay Arrington Show Horses!

Before you install, there are some critical factors specific to this market worth understanding, from HOA approval requirements in each county (they are different in each one), to how leased systems show up on a title search, to why Texas net metering terms are not what national guides describe.

The decisions you make at installation directly affect your flexibility when it is time to sell.

National advice on solar and resale value is not calibrated to how this market works. Local conditions and local comps are the only reliable guide.
