Specifically on new home construction, these houses haven’t been stocked with the necessary items. You never know what you “runs” into.

“New construction? Why are you inspecting it… it’s new!”

Take a close look at this photo from a recent inspection.
Do you see the defect?

Comment below if you spot it.
If you can’t, here’s a limerick hint:

There once was some trim by the doors,
That quietly ran along floors.

Ever wondered what the inside of a breaker panel can look like?

This crowded electrical panel was found during a home inspection in Denton, Texas. Over time homes often have circuits added for new appliances or renovations, which can lead to wiring becoming congested inside the panel.

Situations like this are worth having a qualified electrician evaluate to ensure everything is properly installed and secured.

Did you know a home inspector isn’t required to perform a shower pan flood test?

The Texas Real Estate Commission Standards of Practice only require inspectors to run water in the shower and check for visible leaks.

In many cases I go a step further because hidden shower pan leaks can cause serious damage over time.

It reminds me of other trades that go beyond the minimum standard. My friend and local roofer Ryan Sheaks recently posted a great video showing how his crew protects landscaping during a roof replacement. Check out his video below 👇

Different trade, same mindset: doing the job right, not just meeting the minimum standard.
