My clients always laugh at me when I call these my “bo**ie boxes”. I guess that all non-realtors do not have their trunk filled with bo**ies and bo**ie boxes and buyer and seller presentations and lockboxes and jackets and umbrellas for all weather and camping chairs in case there is not furniture in the house for an inspection and snacks since I am on the road, and a brush because I need to fix my hair and mints to keep my breath fresh and water glasses to stay hydrated and and and and…

GRATITUDE: Join me in congratulating my clients on the closing of their second investment home. I was so happy when they reached out to me because I know them as the owners of one of my very favorite restaurants. They have done a project like this before and knew what they were looking for. We got them a really great townhome that had some really good bones but will need some TLC and some updates. They were clear with their needs and we only looked for two days total and we found it. They had their contractor come during the inspection to walk through and help come up with an estimate for what it would take. It definitely worked within their budget and with some investment and some elbow grease, we are confident that we can bring it up to value with the other updated townhomes in their complex and it will become a great rental investment. Imagine doing a little up front and then having someone else pay your mortgage while you get to build equity. They are very savvy and were an absolute joy to work with. I honestly couldn’t adore them more. Here’s to their success and my appreciation of them choosing to work with me. I know they know a ton of other real estate agents and I am grateful they chose to work with me.

As a child-free individual, I love seeing all of your kid’s back to school pictures and all of the excitement for the next year. Keep ‘em coming! I am rooting for them!

I also know that this involves:
✅ last minute school clothing shopping
✅ last minute school supply shopping
✅ lunch and snack shopping
✅ hair cuts
✅ buying backpacks and lunch boxes
✅ figuring out new schedules
✅ back to school night tours and open houses
✅ figuring out school bus schedules or transportation issues
✅ anxiety about the new year
✅ maybe some melt downs

I also have some best friends who are teachers. I know that this involves:
✅ trying to get your classroom arranged the way you want it
✅ decorating your classroom
✅ potentially learning new curriculum
✅ having meetings upon meetings that may OR MAY NOT be the most helpful
✅ meeting new coworkers
✅ maybe getting a new administration
✅ transitioning back from summer mode to school mode
✅ hoping that you don’t have too many kids in your classroom
✅ hoping that you have a good set of kids because that really will determine your year
✅ working on setting ground rules and seeing what maturity and skillsets and social skills kids have from growing up during covid

And kids have anxiety about their new school routine and their friends and school homework and their school style and all sorts of stuff.

💓💓💓Y’all—This house is so darling and ready for someone to move right in! All of these things are new within the last two years: roof, furnace, AC, tankless water heater, refrigerator, stove, dishwasher, a new radon mitigation system, new luxury vinyl planking on the main floor, new carpet in the basement AND THE ENTIRE INTERIOR has been repainted.
