Colorado’s March market tells a pretty clear story. More movement, more options, and a market that is starting to feel more balanced heading into spring.

Statewide, Colorado saw:
• 12,803 new listings
• 9,541 pending sales
• 7,463 sold listings
• $545,000 median sale price
• 25,367 active listings
• 3.5 months of inventory
• 70 average days on market

What does that mean for buyers and sellers?
For buyers, there are more options than we saw during the most competitive years, which can create more room to compare homes, ask better questions, and make a thoughtful decision.

For sellers, strategy matters. Homes that are priced well, prepared well, and presented well are still getting attention, but buyers are paying closer attention to value.

The market is not one-size-fits-all. Every neighborhood, price point, and property type can behave differently, which is why local guidance matters.
More options does not mean no competition. And more balance does not mean no opportunity.

It just means the right strategy matters more.
