Is it time to reduce the asking price on your home?
Not necessarily—but the market may be giving you clues.
A price adjustment may be worth discussing when:
-The listing receives online views but very few showings
-Buyers tour the property but do not submit offers
-The same concerns appear repeatedly in buyer feedback
-Comparable homes are going under contract while yours remains available
-Your listing has lost its initial momentum
-Carrying costs or an upcoming move make timing increasingly important
Here in New Jersey, pricing is especially local. Buyers are comparing more than the house itself. Property taxes, school districts, commuting options, condition, and monthly affordability can cause values to differ significantly between neighboring towns.
A home that is not selling is not always overpriced. Sometimes it needs improved presentation, stronger marketing, minor repairs, or easier showing access. The key is identifying the real obstacle before making a decision.
If a reduction is appropriate, it should be strategic—not just a small change made out of frustration. The goal is to reposition the home, reach a new group of buyers, and create renewed interest.
