🙏 Housing Market 2026: Buyers Finally Have More Power Than Sellers 🏡📉

The 2026 housing market is starting to look very different from the frenzy we've seen over the past few years.

🏡 Active housing inventory is up 8.9%
📉 Home prices have fallen 2.4%
⏳ Homes are taking longer to sell
📊 Mortgage rates are lower than they were a year ago.

For the third straight week, home prices have declined, and economists say this shift goes beyond normal seasonal changes.

My take?

This doesn't mean every market is crashing.
It means buyers finally have something they haven't had in a long time:
✅ More homes for sale ✅ More negotiating power ✅ More time to make decisions ✅ More opportunities to find the right home.

Real estate is always local.

Some cities are still competitive. Some markets are slowing. Some sellers are having to adjust expectations.

Builders across the country just crossed 1 MILLION new homes started for the first time in over a year.
That’s a nearly 10% jump in one month.

Okay, so here's something wild that not enough people are talking about...

The capital gains tax exemption on your home? It hasn't changed since 1997. Meanwhile home prices are up over 260%!

That means if you're a single homeowner and you made more than $250K in profit when you sell, you OWE taxes on the rest. Married? Your cap is $500K. Sounds like a lot… until you look at this map.

Hawaii = 79% of homeowners are already over that limit.
California = 62%. Washington = 65%. Utah = 61%.
And here in Alabama? 13.4%... which actually tells you something important about our market.

Now there are Republicans in Congress who say they want to fix this, and Senator Ted Cruz is pushing to tie that number to inflation, so the cap actually keeps up with real home values. Others want to just double the exemption entirely.

And here's the part nobody talks about... this tax is also why your neighbor won't sell. They're locked in. Sell the house, face a massive tax bill. So they stay. And inventory stays low. And prices stay high.

This isn't just a rich people problem. It's an everyone problem.
