🏡 Thinking about buying but the word preapproval makes you want to slowly back out of the conversation? 🫣

I get it.

Getting preapproved doesn’t mean you have to buy a house next week. It gives us information — what you can comfortably afford, what your payment could look like, what loan programs may be available, and whether there are things we should work on before you start seriously shopping.

You don’t have to have everything figured out before you call a Realtor.

That’s kind of the point. 😉

Delaware’s DSHA Welcome Home program is currently offering rates as low as 5.375% on eligible FHA, VA, and USDA 30-year fixed loans for qualified buyers—and conventional rates through the program are also below many current market rates.

Four months, a little unexpected drama, 😅 and one solid comeback later …. we are officially CLOSED on Sophers Row!

🥳 Huge congrats to my seller for sticking it out and trusting the process - even when things got a little moldy in the middle. And cheers to the buyer for seeing the potential and making it theirs!

Shoutout to First State Home Improvements LLC. for absolutely knocking the mold remediation and encapsulation out of the park. The crawl space went from ‘hard pass’ to ‘handled’ and FAST! Closing stayed on schedule thanks to your team and Im forever grateful for that.

And let this be your friendly reminder: sometimes great homes sit. Not because they aren’t worth it - but because the right buyer, the right timing, and the right fixes all have to line up. Real estate isn’t always instant …. but when it comes together, it’s worth the wait.

You see a price that looks too good to be true and suddenly everybody’s interested. But then you’ve gotta ask yourself:
What’s the catch?
What am I not seeing yet?
And is this actually a good deal… or just a good price?
Listen, I’m not here to judge your steak decisions 😂
