When Dan and I wanted to build our first home, so many people told us not to.

Our interest rate was 9%, our mortgage payment was over $1,500 a month, and rent at the time was only around $600. I remember hearing people say, “I just don’t know how our kids will ever be able to afford a home here.”

Sound familiar?

Fast forward 29 years. Home prices have increased (thank goodness! Could you imagine if your largest asset didn’t appreciate?). interest rates are actually lower than they were back then, and we’re still hearing the same question:

“How can anyone afford to buy a home?”

The truth is, every market has challenges, but every market also has opportunities. The best time to learn your options is before you decide you can’t.

Some houses are more than just four walls—they hold a lifetime of memories.

A few months ago, Dan and I bought the little downtown house that no one wanted. Investors told us there was no way to make it work. It was filled with garbage, terrible smells, slanted floors, and years of neglect.

At first, I agreed.

But then I opened the front door… and I saw Grandma’s chair. Her coat rack. Her jacket still hanging there. Her cane waiting by the door. In that moment, I didn’t see a house that needed to be torn apart—I saw a home that deserved a second chance.

We decided to go all in.

Over the last two months, we’ve completely transformed it with new electrical, plumbing, HVAC, windows, doors, leveled floors, custom cabinets, new bathrooms, landscaping, paint, and so much more. What was once a 2-bedroom, 1-bath home is now a beautiful 4-bedroom, 2.5-bath home while still honoring the character and history of downtown. (No one knew there was plumbing in upstairs for a 2nd bath)

Some people saw a house that couldn’t be saved.

I saw Grandma’s home asking for one more chapter.

This beautiful piece of downtown history will be hitting the market later this month, and I can’t wait for another family to start making memories here. ❤️
