NY parking really requires a calendar, an alarm and prayer. 😂 Monday on this side, Tuesday & Thursday over there, Wednesday somewhere else… and this is why so many New Yorkers walk or take the train.

Being home has reminded me of one thing I appreciate about Georgia: easier parking. 🍑

A higher list price doesn’t automatically mean a higher sale price.

The market ultimately determines what a property will support. That’s why pricing correctly from the start matters.

I look beyond what homes are listed for and pay attention to what comparable properties are actually selling for, how long they’re sitting, and where price reductions are happening.

The goal isn’t to price high or low—it’s to price strategically for the market you’re actually in.

Buyer’s market or seller’s market?

I don’t determine that by how the market feels. I look at what the numbers are telling us.

One of the trends I watch is the relationship between what homes are listed for and what they’re actually selling for. But that’s only one part of the story.

Inventory, days on market, months of supply, price reductions and recent sales all help show us where the market is—and where it may be shifting.

For sellers, those trends matter when deciding how to price and position a property from the start.

For buyers, they can help shape how you approach an offer and where there may be room to negotiate.

The market is always giving us information. My job is to pay attention to it and help my clients understand what it means for their next move.

Metro Atlanta has been at the center of the conversation around large institutional investors purchasing single-family homes.

The new 21st Century ROAD to Housing Act includes guardrails aimed at limiting certain large institutional investors from continuing to purchase existing single-family homes.

Could that create more opportunity for individuals and families to compete for homes, build equity, and eventually pass that wealth to the next generation?

That's the hope—but housing affordability is complicated, and no single law fixes it overnight.

Still, creating more opportunities for individual homeownership feels like a step worth watching.

Your DeKalb Farmers Market is one of those places that's actually part of my routine—I’m here almost every week.

There’s always something interesting to find, especially fruits you don't typically see at the neighborhood grocery store. Then there’s the fresh bakery (dangerous 😂), seafood, w**e, spices, international foods...all the good stuff.

And the prices? That's a big part of why I keep going. I can pick up groceries for the week and typically spend noticeably less than I do when I make the same kind of grocery run at Publix.

It's one of those places where I can go in for a few things and still end up wandering around to see what else catches my eye.

At first glance, you might think this is a closet.

It's actually an in-home elevator—and it got me thinking about how differently we might choose a home when we consider not just how we live today, but how we may want to live years from now.

An elevator can mean convenience now, but it can also support aging in place, accessibility, or multigenerational living later.

Not every feature has to make sense for every homeowner. But some features can give a home the flexibility to serve you through more than one season of life.
