Who pays the buyer's agent now? Short answer: it's negotiated.

In North Carolina:

You and your agent agree on their pay, in writing, before you tour.
When you make an offer, you can ask the seller to cover some or all of it.
The seller can say yes, offer part of it, or say no. Then you negotiate, same as price.

Sellers: expect that request to show up in offers. It's normal. It's one more term to weigh, not an insult.

None of this is scary. It's just out in the open now, and after 28 years in this business, I'm all for that.

"Do I have to sign something before you show me a house?"

Usually, yes. Here's why, in plain English.

Since August 2024, agents in the MLS need a written agreement with you before touring a home together. In North Carolina, that can start as a short showing agreement. It doesn't have to be a big long-term commitment.

What it has to include: how your agent gets paid. That pay is always negotiable. It isn't set by law.

What changed this July: if you want the seller to help cover your agent's fee, you now negotiate that inside your offer, right alongside price and repairs.

It sounds like more paperwork. Honestly, it's more clarity. You should know exactly what you're agreeing to before you walk into a single house.

Some houses sell themselves. This one did not. 😅

A 100-year-old house, an old survey with surprises, and an inspection that raised more questions. That's the kind of sale where you need someone who's been through it before and knows who to call.

We got it done. And these sellers were kind enough to write about it.

If you own an older home in Durham, North Carolina, here's my one piece of advice: find the surprises before a buyer does. Get the survey and inspection done early so you price for the problems instead of renegotiating over them.
