Has anybody ever told you to buy a home at the "right" time? Imagine keeping up with the industry daily simply to feel burdened by buying within somebody else's "perfect" timing window..

I think this is where buyers can get themselves into trouble. They spend so much time trying to predict what mortgage rates, home prices, insurance costs, or the economy will do next that they forget to look at their own situation.

The perfect time to buy is impossible to identify in advance! And that's okay!

A much better question is whether buying makes sense for you right now. Do you have stable income? Do you have money set aside after your down payment and closing costs? Can you comfortably handle the monthly payment? Are you planning to stay in the home long enough for buying to make sense? Most importantly, have you found a home that fits your needs and your budget?

Let's break down 152 accepted offers across the Twin Cities between February 1 and 27 through Home Free TC. Here’s what the real numbers show for February:

• Median sale price to list price: 100%
• Average: 100.2%
• Only 6% of contracts fell apart
• 6% were contingent on a buyer selling their home
• 22% were cash
• 35% of sellers contributed to closing costs

Here’s what that actually means for you:

Quality homes are still selling at full list price on average. Demand is steady. Serious buyers are already active. Very few deals are collapsing.

At the same time, over a third of sellers offered closing cost help. That tells us buyers were negotiating intelligently, not recklessly, through a slower Winter market.

This is not a “wait and see” market. It is a strategic listing market.

The sellers who win this Spring will be the ones who:
