Sometimes finding the right investment property is less about the property and more about the process of elimination.

A client of ours was looking to add a rental in The Village. The first house she went under contract on had a broken sewer line — $4,600 to repair — and the seller had no interest in negotiating. She walked away from that one. The second property had its own sewer issue, a smaller one at $1,800, but the seller held the same position. Both homes were priced at or above list and sold as-is regardless.

What made this deal work wasn't luck — it was a buyer who knew her numbers well enough to know when a problem was a dealbreaker and when it was just a cost of doing business. She accepted the as-is terms on the second one and closed. Another property added to her portfolio.
