I've been paying attention.
Every home that sold in under 7 days last month had the same things going for it. It wasn't luck. It wasn't just the market. It was decisions β made before the listing ever went live.
The price was right on day one. Not optimistic. Not "let's see what happens." Right.
The photos stopped the scroll. Natural light, clean lines, a lead shot that made you want to see the rest.
It was ready. No "sellers will consider credits." No deferred maintenance hanging over the negotiation. Buyers walked in and felt like they could move tomorrow.
And it was marketed like it mattered. Because it did.
