So no — I don't negotiate like it's just numbers on a contract. And I don't show up to your Tuesday 7pm showing unprepared, because I know you moved a work call and found a sitter to be there.

The part nobody talks about: losing a house you loved actually hurts. Real grief, for a kitchen you'd already pictured your mornings in. I've sat in the car with clients after that call. I don't rush anyone past it.

Then look at what they're actually doing: pending home sales just jumped 3.8% in a single month. NAR's chief economist called it a late-spring buyer rush — pent-up demand breaking loose, with buyers accepting today's rates as the new normal.

In other words: the waiting crowd is quietly signing contracts.
And for anyone assuming that means lowball offers everywhere — 25% of homes are still selling ABOVE list price. One in four.

Here's why this matters more than any headline: pendings are the market's crystal ball. A contract signed today is a closing in early fall. The next 60 days are already being written — right now, in ink.

So sellers, the honest math: the buyers everyone said disappeared are under contract on someone's house at this very moment. The only question is whose.

What a privilege it is. 🤍

To live somewhere you can't imagine leaving. To know your neighbors' names. To paint the walls without asking anyone.
Somewhere along the way, "the market" turned buying a home into a spreadsheet conversation — rates, timing, square footage, resale value.

But nobody lies awake at night dreaming about resale value.
They dream about the favorite table two blocks away. The Sunday worth staying home for. The papers signed on a home they fought for — even the one that came after losing three offers.

That's the part I never take for granted: I get to hand people these privileges for a living.
