Olivia and I both worked together and moved into our neighborhood in 2017, and somewhere along the way, neighbors became friends.

Olivia & Grant's first home held so many special memories—first holidays, an engagement, a marriage, bringing their sweet dogs into their lives, and so many moments in between.

In April 2021, I had the joy of helping them buy their dream lot on the water. The photo we took that day said, “Live a Great Story”—and that is exactly what they have done. They built their dream home, which is beyond gorgeous!

I was honored when they trusted me to sell the home where their story together began. It is bittersweet they are no longer in the neighborhood but they are not far! Congrats on your home selling for asking price!

Mortgage rates are up again… but if you’re thinking about buying, don’t let that headline scare you away. 🏡

The Fed raised its benchmark rate by .25%, but here’s something important to understand: that does NOT mean mortgage rates automatically went up .25%. Mortgage rates are influenced by several different factors.

And no, I’m not going to pretend anyone is excited about higher mortgage rates. 😂

BUT… there can be another side to this for buyers.

Higher rates can mean fewer buyers in the market—and less competition can give you more negotiating power.

That could mean:
• A better purchase price
• Seller-paid closing costs
• Repairs or credits
• Money toward an interest-rate buy-down
• Fewer multiple-offer situations

I would much rather help a buyer negotiate a good deal on the right house than have them wait for the “perfect” rate, only to find themselves competing with several other buyers when rates come back down.

You may be able to refinance your interest rate later.

You can’t go back and renegotiate what you paid for the house.

So if you’ve been sitting on the sidelines because of rates, look at the whole deal—not just the interest rate.

I can’t believe we’ve officially closed on 10522 Island Circle, Emerald Isle!

It feels bittersweet knowing that just three years ago, I was helping my buyers buy this home, and now I’ve had the privilege of helping them sell it.

🏡 3 things I tell my sellers when an offer comes in.

1️⃣ don’t get hung up on a “lowball” offer.

An offer is a starting point- not necessarily the buyers final number. Instead of getting offended by the price, let’s look at the entire offer and decide how to respond.

2️⃣ Always consider a counter.
If the offer isn’t where we need it to be, that doesn’t mean the conversation is over. A counter offer keeps a negotiation going - and sometimes that’s exactly how we get to a number in terms that work.

3️⃣ Take the first offer seriously.
It’s easy to think, we just listed we’ll get another one. Maybe we will. But the first buyer may also be the best buyer. They are serious. Every offer deserves a thoughtful look.

Here’s a quick look at 2026 YTD compare to 2025 YTD:

🏡 114 property sold - up 20%
💰Median sales price: 822,500- 6.8%
📆Average days on market: 100 days - up about 41%
🏡303 properties for sale- up 11.4%

What does this mean?
More homes are selling, and prices remain strong, but buyers have more choices and homes are taking longer to sell.

For sellers, pricing and presentation matter more than ever. For buyers, increased inventory means a little more opportunity to find the right Coastal home.
