I’ve been hired by friends…
and I’ve not been hired by friends.

I’ve also chosen not to work with friends.

All of it can be the right decision.

Because this usually isn’t about the friendship.

It comes down to trust in the work and the process.

A friend knows you personally…
but not necessarily how you operate in business. It’s an unknown.

Sometimes friends want finances and their inner world to stay private. It’s too revealing.

Sometimes a friend has a spouse involved who also has a friend.

And sometimes… we are just not the right fit. Maybe for me, my friend has really unrealistic expectations in this situation and can’t hear the truth.

If expectations are not unaligned,
I won’t force it just because we have a friendship.

It has to work both ways.

You don’t hire a friend.

You hire someone you trust to do it right.

We didn’t find it until well into escrow.

35 years in the home, recent rains were preventing inspectors to crawl under the home, and suddenly $35K appeared in repairs neither side wanted to take on.

But this is where strategy matters—
