A buyer sees a number they hope is possible.

A seller sees a number they hope is true.

Same house.
Completely different lens.

This is why pricing from a recent comp or something you heard from a friend of a friend is not reality.

It is condition of the home, choice of materials, layout, deferred maintenance with plumbing/electrical/roof/solar, market conditions and a million other factors that you can not see from a car window.

And this is also why guessing from the car window is fun…

but pricing a home correctly requires more than hope.

None of them compete for attention.

They create enough calm that good decisions become possible.

That’s the kind of person I hope to be.

I’ve been hired by friends…
and I’ve not been hired by friends.

I’ve also chosen not to work with friends.

All of it can be the right decision.

Because this usually isn’t about the friendship.

It comes down to trust in the work and the process.

A friend knows you personally…
but not necessarily how you operate in business. It’s an unknown.

Sometimes friends want finances and their inner world to stay private. It’s too revealing.

Sometimes a friend has a spouse involved who also has a friend.

And sometimes… we are just not the right fit. Maybe for me, my friend has really unrealistic expectations in this situation and can’t hear the truth.

If expectations are not unaligned,
I won’t force it just because we have a friendship.

It has to work both ways.

You don’t hire a friend.

You hire someone you trust to do it right.
