The part of Todd and Kelly’s review that means the most to me is knowing they felt supported, informed and never pressured.

That’s exactly how I want my clients to feel. Buying a home is a big decision, and you deserve the space to ask every question, talk through the tradeoffs, and feel confident that the person guiding you has your best interests at heart.

And for the record, Todd and Kelly, I never thought of you as “tough clients.” You knew what mattered to your family, and I loved helping you find it.

Thank you both for such thoughtful words and for trusting me with something so important.

Del Mar is selling more homes, without having any more homes on the market.

That’s what makes this year’s numbers especially interesting for this market.

Through the first seven months of 2026, buyer activity has picked up considerably while the flow of new inventory has remained virtually unchanged. At the same time, pricing has moved higher, even as homes are taking a little longer to sell.

For sellers, that’s an important combination. Limited new supply doesn’t automatically mean every home will move quickly, but it does mean well-positioned properties are entering a market with more transaction activity than we saw at this point last year.

More homes are selling in Encinitas this year—but the numbers tell two very different stories.

Through July, single-family home sales increased nearly 18%, while the median price climbed almost 13% to $2.4 million. Homes are also selling slightly faster than they did last year.

For condos and townhomes, sales jumped nearly 34%, but the median price rose just over 2% and homes are taking longer to sell.

The takeaway? Demand remains strong across Encinitas, but buyers and sellers need to understand which segment of the market they’re in. The right pricing and strategy can look very different depending on the property.
