A California property tax rule could completely change the conversation for San Diego homeowners thinking about downsizing, relocating or simply finding a home that better fits their next chapter.
For many longtime homeowners, one of the biggest concerns about moving is giving up a low property tax basis and starting over at today’s values.
That’s where Proposition 19 comes in. 👇
🏡 If you’re 55 or older, severely disabled, or qualify as a victim of wildfire or natural disaster, you may be able to transfer the taxable value of your current primary residence to a new primary residence anywhere in California.
Here’s the part many homeowners don’t realize:
1️⃣ Buy a qualifying replacement home of equal or lesser value, and you may be able to transfer your existing taxable value.
2️⃣ Buying a more expensive home? You may still qualify - the amount above the applicable value of your current home is generally added to your transferred taxable value.
3️⃣ Homeowners who are 55+ or severely disabled can generally use this benefit up to three times.
