Why Are Open Knockouts in Electrical Panels a Safety Concern?

During a home inspection, we often find electrical panels, outlets, and switches with open knockouts missing covers where a breaker or opening should be sealed.

While it may seem like a small issue, an open knockout can create a shock and safety hazard. It can allow someone to accidentally come into contact with energized components inside the panel, and it also leaves the electrical equipment more exposed to dust and debris.

Cloth wiring with Ruber insulation:
Cloth-covered wiring is an older type of electrical wiring. Normally before 1960, but can still be found in homes built later than that. Over time, the rubber insulation around the wires can dry out, crack, and fall apart, which can increase the risk of electrical problems or even a fire. Because of its age and potential safety concerns, some Florida insurance companies may not want to insure the home and ask that the wiring be replaced before insuring the home.

During a crawl space inspection, we check to ensure the v***r barrier is present, properly installed, and functioning as intended. A properly installed v***r barrier helps prevent ground moisture from entering the crawl space and protects the home from moisture-related damage.

In these photos, the v***r barrier is not fully covering the ground, allowing moisture to rise into the crawl space. Over time excessive moisture can contribute to mold growth, wood rot, damaged insulation, and deterioration of the structural components beneath the home.

We also discovered a leaking plumbing supply line under the home. Even a small, ongoing leak can significantly increase moisture levels in a crawl space.

Attic insulation plays an important role in keeping your home comfortable and energy efficient. During an inspection, we often find areas where insulation is missing, displaced, or insufficient. When insulation isn’t properly installed, it can contribute to uneven indoor temperatures, increased energy use, and higher heating and cooling costs.

It’s important to have your roof vents checked! This vent is not only flashed incorrectly, it is clogged and holding water.
