There’s a point on every construction project when the rough work starts giving way to the finished shape of the building. Our Aravalli Heights project in the Town of Parker, Colorado, just reached that step.

The fuel canopy structure is complete, with soffit panels and lighting being finalized. Stone veneer and stucco are progressing quickly across the 21,000 SF two-story building, and the exterior is starting to look the way it was imagined in preconstruction.

Inside, our subcontractors are routing electrical conduit, HVAC ductwork, and plumbing lines through the open ceiling structure. Drywall is also going up on the walls that will define the wine store, cafe, and the rest of the retail spaces. That coordination matters now because the work above the ceiling and behind the walls supports a clean transition into finishes and closeout.

Over the next few weeks, our team will complete exterior finishes, begin paving the parking lot, and start interior painting and finishes.

Aravalli Heights, Precision's 21,000 SF two-story retail and fuel center in Parker, CO, is in the project phase where the building envelope, site work, and interior framing are all making progress at the same time.

On the exterior, masonry crews are putting up stone veneer and stucco, while concrete curb-and-gutter pours are shaping drainage and traffic flow for the fuel center out front.

Inside, drywall is going up for the wine store and grab-and-go cafe, including a cool radius arch that will be a highlight of the new Häagen-Dazs ice cream shop. MEP rough-ins are running across both floors.

Over the next few weeks, our team will start structural steel er****on for the fuel canopy, drywall taping and mudding, and the first round of interior priming to define the tenant spaces.

If you're planning an upcoming retail or fuel center concept, a lot of what determines whether the project pencils out can be decided before the drawings are finished. Working with an experienced preconstruction team early is one of the best ways to catch the cost issues while you can still do something about them.

Precision Contractors Modular presented a modular construction methodology seminar earlier this week to a group of real estate investors focused on multifamily, hospitality, assisted living, and affordable housing.

The seminar covered the full process from design and factory production through transportation and installation, including how modular differs from traditional construction and where it makes the most sense as a construction method.

This seminar was developed with the help of EVstudio Architecture, Engineering & Planning, Fading West, and Proset Modular to ensure attendees could hear from experts at each step in the modular construction lifecycle.

For investors and developers exploring modular for the first time, there are real questions about how it works, where it fits, and what to expect.
