When we compare August 2026 with August 2025, the numbers tell an interesting story:

🏡 New listings decreased 14%
📉 Total homes for sale decreased 28%
🤝 Pending sales increased 7%
💰 The median sales price rose 6% to $522,500
🔑 Closed sales decreased 5%
⏱️ Homes spent a median of 84 days on the market

What does this mean? Buyers are still active, but they’re being selective—and homes are taking longer to sell. At the same time, declining inventory and fewer new listings may give well-priced properties an advantage.

For sellers, pricing and presentation matter more than ever. For buyers, there may still be room to negotiate, but the best homes can attract attention quickly.

And simply putting a home in the MLS and waiting isn’t a marketing strategy.

With multi-millions in real estate sales, one thing I’ve learned is that when a home isn’t selling, I look at three things immediately: price, presentation and positioning.

And in SW Florida, there’s a fourth factor sellers can’t ignore: new construction competition. Buyers may be comparing your resale home against a brand-new home with closing-cost incentives, rate buydowns and other builder promotions.

The good news? You can compete—but you need the right strategy.
