As promised, Pulte Homes has released base pricing for Kingston South in Estero.

But there’s another piece of information I think is particularly useful for buyers considering new construction: a new floor-plan name doesn't always mean an entirely new floor plan.
A good example at Kingston:

Summerwood ▶️ Layton ▶️ Easley

Pulte has evolved this design over time, making modifications and renaming subsequent iterations. So a buyer who loved the Summerwood in an established community may want to look closely at the new Easley at Kingston.

And for buyers wanting the additional loft space, there’s the Easley Grande—the floor plan I recently toured and shared.

This may sound like a small distinction, but it can be incredibly helpful when comparing new construction with resale homes in established communities. Knowing the “family tree” of a floor plan gives buyers a much better basis for comparing layouts, features, pricing and even potential resale alternatives.

Kingston is still in its very early stages, so I'll continue sharing pricing, builder updates and what I'm learning on the ground as this community takes shape.

Okay Kingston people… I got a sneak peek. 👀
Tuesday I had the chance to get an early look inside the Pulte models at Kingston — and we also have pricing.
And yes, I took pictures.
And video.
And notes.
Probably too many notes. 😂
There are definitely some things worth talking about — floorplans, finishes, what you’re getting for the money, and a few details that stood out to me once I actually walked through the homes.
I’m putting together a full Pulte at Kingston YouTube video where I’ll take you through what I saw and, more importantly, give you my take on who I think these homes make sense for.

You asked… so here it is! 👀

After my last Kingston post, one of the questions I received over and over was: “Okay, but what are the homes actually going to cost?”

We now have base pricing for Esplanade at Kingston, and there’s a pretty wide range of options — starting in the upper $300s and going into the $800s, before lot premiums, structural options, design selections and other upgrades.

I put the current floorplans, square footage and base prices together in one easy cheat sheet because, frankly, I’d rather see it all on one page too. 😂

And remember: base price is the starting line, not necessarily the finish line. If you’re seriously considering Esplanade, the lot, options and selections can make a meaningful difference in where you ultimately land.

I’m following Kingston closely as it develops, so if you’re curious about a particular floorplan, homesite, release timing or what your realistic budget might look like once everything is added in, just reach out.
