My lender has now given me the title of "unicorn hunter". 😊 They have been what my buyers have needed most of this year and I am currently helping another buyer find one.
What exactly is a "unicorn" property? For myself and my buyers -- its a home under $180k, taxes under $2000, FHA/PHFA eligible, with a seller willing to give the full 6% assist. In this market...truly, they are unicorns.
One thing I have stayed consistent with over the last almost 7 years in business is working with first time home buyers/buyers with not a lot of cash to work with. So many people think they are out of the running to make their dream of owning a home possible until they chat with me 😊 They hear so many myths about purchasing a home, that they give up before even starting. Once they find the courage to reach out and have that conversation with me, I immediately let them know there are options. This closing was extra special as Terri has been in my life since I was little. She was one of the closest people in my grandma's life and I am forver thankful for everything she did for her over all these years. Helping her and Hannah become first time homeowners has been one of the best journeys ❤️
