Following the recent extraordinary rainfall, many Fairfield County homeowners may be assessing water intrusion or property damage.
Safety comes first. Once it is safe to proceed, document visible damage before cleanup, contact your insurance carrier promptly and begin appropriate drying and ventilation. Basements, mechanical systems, electrical components, gutters, drainage and exterior grading may all warrant a closer look.
For buyers, ask questions about drainage, previous water events, repairs and documentation.
For sellers, address the source—not merely the visible damage—and retain records of evaluations and completed work.
Every home and insurance policy is different. When in doubt, consult the appropriate licensed restoration, electrical, plumbing or inspection professional and your insurance carrier.

Sometimes the wish list looks different. 🤍

When we talk about a buyer’s wish list, we often think about bedrooms, bathrooms, location, a great kitchen or a beautiful backyard.

But for some individuals and families, the priorities can be very different.

A home may need wider doorways, fewer steps, a first-floor bedroom, an adaptable bathroom, secure outdoor space, quieter areas for sensory needs, or smart-home features that support greater independence.

And sometimes the most important features aren’t inside the home at all. Proximity to family, transportation, services, recreation and a supportive community can be just as important as the property itself.

As the mom of an adult daughter with special needs—and as a real estate professional—I understand that these aren’t simply items on a checklist. They can have a meaningful impact on safety, independence, comfort and quality of life.

Not every home will already have every feature a family needs. Part of the process is learning to recognize what a home offers today, what may be adaptable for tomorrow, and what simply cannot be changed.

The best real estate search starts with understanding how someone needs to live—not just what kind of house they want.

Norwalk continues to evolve—and this is a great example of how underused commercial space can become part of the housing solution.

At 101 and 201 Merritt 7, approximately 511,000 square feet of vacant office space is being converted into 286 loft-style rental apartments, just steps from the Merritt 7 Metro-North station. First residences are targeted for late 2027.

Projects like this reflect a larger shift across Fairfield County: rethinking existing space, adding housing, and creating more transit-oriented communities.

For buyers, sellers and homeowners, these changes matter. They shape neighborhoods, influence demand and help define where future growth is happening.
