United States: Affordability Improves in 2026
As we look toward 2026, it’s encouraging to see national home affordability getting a lift—something Doug and I have watched closely through decades of helping clients navigate the Cape Cod market. With home price growth projected at just about 1% this year, prices are rising more slowly than inflation, opening the door a bit wider for buyers as real values adjust. The first half of 2026 has brought steadier footing rather than a dramatic surge, as sellers recalibrate their expectations and buyers find themselves with more negotiating power. Existing-home sales are still expected to tick up modestly. Meanwhile, mortgage rates holding in the low-6% range mean monthly payments could dip around 2% year-over-year, making homeownership a touch more accessible. We’re seeing both buyers and sellers remain steady this year, with more realistic pricing and moderate inventory changes ensuring deals continue to progress. As always, our focus is on guiding you through these shifts with the insight that comes from years of local experience and industry leadership. The second half of 2026 looks promising as more buyers and sellers return to the market, ready to move forward on terms that work for everyone.

US Home Prices Rose in Q2
Q2 2026 saw home prices climb across much of the country, with the median single-family home reaching $434,900—a 1.5% year-over-year increase. Buyers remained engaged in 184 out of 230 U.S. metros, showing steady confidence in real estate even as affordability shifted. Regionally, the Northeast and Midwest led price appreciation, rising 3.8% and 3.6% respectively, while the South experienced a 1% gain and the West saw a slight dip of 0.8%. The South’s stronger job growth fueled higher sales, while the Northeast balanced robust appreciation with more modest hiring.

For buyers, the typical monthly mortgage payment landed at $2,199, up $219 from last quarter but $52 lower than a year ago. Families allocated about 23.8% of their income to mortgage payments, compared to 21.8% in the previous quarter. Notably, starter-home prices dipped year-over-year, although payments still rose by $214 quarterly.
