🚨 Did mortgage rates just jump again? Most people are hearing the wrong explanation.

I’ve had several buyers ask me about this just this week, so here’s a quick breakdown of what’s actually happening in the market.

⬆️ Oil prices spiked – Energy costs can push inflation higher, which often causes mortgage rates to move up.

📉 Bond markets sold off – Mortgage rates follow the 10-year Treasury, so when bonds drop, rates usually rise.

📊 The stock market dropped – This actually helped prevent rates from climbing even higher because investors moved money into bonds as a safer place to park their money.

Now here’s the part most headlines aren’t talking about…

🏡 Housing inventory is up about 7% compared to last year.
Buyers have more options and negotiating power than they’ve had in quite a while.

📉 Rates are still lower than they were this time last year, so purchasing power has actually improved compared to early 2025.
