01 – The homes on Zillow are not always available
By the time you see it, fall in love with it, and send it to me… it may already have multiple offers. In the Northwest Arkansas market, the best homes move quickly, especially under the median price point.
That’s why having a local agent matters.
02 – Your “must-have” list will change after 3 showings
That’s normal. Most buyers start wanting “everything” and quickly realize what actually matters most: location, layout, commute, schools, or yard space.
The best buyers stay flexible on cosmetic things and firm on the important ones.
03 – The offer process is a strategy, not just a number
Price matters. But so do your terms, timeline, contingencies, and how your offer is presented.
In competitive NWA markets, the strongest offer isn’t always the highest one.
04 – Emotional decisions in a hot market are expensive
If you fall in love with every house you walk into, you’ll either overpay or constantly feel disappointed.
The goal is to evaluate wisely, not just admire beautifully staged homes.
