In today’s housing market, both buyers and sellers are finding themselves at a crossroads. Higher mortgage rates are making monthly payments less appealing, prompting many buyers to pause their search until financing becomes more manageable. We’re also seeing pending sales lose momentum, which tells me fewer buyers are making the leap from browsing to submitting offers. On the other side, homeowners who enjoy lower mortgage rates are understandably hesitant to list their properties, keeping much-needed inventory off the market. The end result is a housing stalemate: buyers are searching for better payment options, while sellers are reluctant to give up their favorable loans, leading to a notable slowdown in transactions. With over twenty years in real estate, I continue to guide clients through these complexities, helping them make informed choices whether they’re looking to buy, sell, or invest. More Homes Hit the Market as Demand Cools
We’re seeing a notable shift in the housing market landscape. Over the four weeks ending August 23, new US listings ticked up by 0.4% and total homes for sale climbed 0.5%—pushing inventory to its highest point since early Q2. Yet, pending home sales dipped by 1.1% to a six-month low, underscoring how elevated housing costs are keeping many buyers on the sidelines, even as more options become available.

With the median US home-sale price now up 1.9% year-over-year to above $400K, and mortgage rates hovering near 7% (close to a 13-month high), today’s buyers are navigating a unique environment. Increased inventory and tempered demand are creating more buyer-friendly conditions in many markets. This means active buyers have greater negotiating power—think price reductions or seller concessions, especially on homes that have been listed for several weeks.

As someone who’s guided clients through every kind of market, I know how important realistic pricing is for sellers right now. Setting the right price from the start, rather than chasing last year’s peaks, benefits everyone—helping sellers attract serious offers and giving buyers more confidence in their decisions.

NAHB Builder Confidence Rises to 35 in August 2026
Builder confidence has ticked up, with the NAHB Housing Market Index rising to 35 in August 2026. While this shows some renewed optimism, the number still sits below the positive threshold—mainly a reflection of ongoing high borrowing costs, elevated construction expenses, and fluctuating demand across regions. Notably, 35% of builders are reducing prices by about 6% to help spur single-family home sales. The Midwest is currently outpacing other regions, while the South and West are seeing slower momentum.

US Home Prices Face Real Value Erosion
As we move through the second half of the year, I’m seeing a familiar challenge for buyers—affordability remains front and center. In Q2 2026, even as US home prices continued to edge higher in dollar terms, one key federal index actually leveled off from mid to late quarter after adjusting for seasonal trends. Nationally, home prices appreciated about 1.5% year-over-year by late Q2 (up from 1% in mid Q2), but that still trailed inflation by nearly 2 percentage points, with inflation holding around 3.5%. This means that for the thirteenth month in a row, real (inflation-adjusted) home values have slipped, though the pace of that erosion has slowed thanks to steadier home price gains and easing inflation. It’s a reminder that while nominal prices are holding up—one federal measure has now shown positive annual growth every quarter since early 2012—buyers’ purchasing power continues to feel the squeeze. For those navigating the market, especially first-time buyers contending with rising monthly payments for single-family homes, understanding these dynamics is essential.
