A lot of buyers automatically think spring is the best time to jump into the market, but September can actually offer some real advantages.

By this point, the late-summer rush has usually settled down a bit. Some buyers have paused for back-to-school season, which can mean a little less competition and a little more room to make thoughtful decisions instead of feeling rushed.

September is also a great time to look at homes with a more practical eye. You’re starting to head into cooler weather, shorter days, and the beginning of the rainy season — which can help buyers notice how a home really feels and functions beyond just the sunny-day curb appeal.

Okay, this is a pretty interesting change. 👀

NWMLS now has a First Look status for eligible homes that aren’t quite ready to go Active yet.

Depending on the seller’s choices, buyers may be able to:

🏡 Learn about the home before it becomes Active
🔑 Tour it during First Look
📝 Even submit an offer before it becomes Active

First Look can last for up to 21 days before the property transitions to Active, unless the seller moves it to Active sooner.

Buyers: this is something we’ll be watching for you.

Sellers: this gives us another option when we build your launch strategy.
