Start with your real daily drive, then price insurance and check flood maps early. On video, have me spend time on the street, windows, drainage, and storage, not just the wide shots. In Nassau County, those details can change how a home feels once you actually live in it.

• Ask about condo or HOA fees early and what they cover.
• Get a local insurance quote up front. Coastal coverage can change the monthly cost fast.
• Budget for storm prep too, not just premiums. Think shutters, supplies, and upkeep.
• If rental income is part of the plan, check condo and local rules first.
• Be honest about how often you’ll really use the home.
