🏠 Real estate is hardly ever as glamorous as most people think it is or as many agents pretend it to be. This listing initially went under contract in two days, only for the buyers to back out over what seemed like very minor and normal things found on the inspection report.

We went back on the market and had very few showings for essentially two entire months, despite having great photography and marketing. During that span of time, we offered a price reduction, a Father's Day Special, and offered an interest rate buydown as creative ways to get buyers in the door. I also hosted at least 6 open houses. I lost count. We finally found some serious buyers as a result of one of those open houses.

🥵 After going under contract, the inspector pointed out a couple things that could have become issues for the buyers' FHA appraisal, which was in 2 days. I ended up at the house myself, installing smoke detectors, CO detectors, and replacing 7 supports underneath the deck out back on a 97 degree day to make sure we passed the FHA appraisal.

✅💲💲 In the end, we got the deal done, even closing it early! My seller also got everything he wanted pricewise from the deal, even if it took longer than I had hoped.
