I am so excited to share that this beautiful home is finally PENDING! 🎉

This one feels extra special. It competed against a lot of new construction offering interest rate buy downs and other incentives. Add in today's economy, fluctuating interest rates, and buyers hitting the pause button, and it made for a challenging market. We also made strategic price reductions along the way to stay competitive and attract the right buyer.

What makes this story even better is how it all came together. The agent who ultimately brought the buyer had previously hosted open houses at this home. When the price was reduced, she immediately recognized it as the perfect fit for her clients and brought them back.

What a great reminder that every open house matters, every conversation counts, and every price adjustment can create a new opportunity. You never know when the right buyer is waiting for the right moment. Talk about a full circle moment!

Did you know? The National Association of Realtors is advocating for a long overdue update to the capital gains tax exclusion for homeowners.
The proposal would increase the exclusion from:�🏡 $250,000 to $500,000 for single homeowners�🏡 $500,000 to $1 million for married couples
These limits have not changed since 1997, and today they are preventing many homeowners from selling because of the potential tax hit. Updating them could help more people move when they are ready and increase much needed housing inventory without building a single new home.
This is definitely something worth keeping an eye on if you are a homeowner or thinking about buying or selling in the future.

The National Association of Realtors is urging Congress to double the capital gains tax exclusion for home sellers, raising the limit from $250,000 to $500,000 for single filers and from $500,000 to $1 million for married couples.

The current limits, unchanged since 1997, mean nearly 13 million homeowners would face a tax penalty if they sold today, effectively locking them in place and reducing available housing supply. NAR president Kevin Brown testified before the Senate Banking Committee that raising the limits would free up housing inventory without requiring new construction.

💙🏡 One of my favorite parts of Paint the Town Blue is getting out and seeing our agents doing what they do best, serving clients and showcasing homes across Northern Kentucky.

Today I visited open houses in Crittenden, Union, and Hebron, stopping by to see Stephanie Simpson, Sharon Simpson and the Simpson Team, Karyn Bosch, Nicky Hamburg, and Mark Evans with GRA Lending. Meanwhile, Eric made his way to Dayton to visit Sam Valz’s open house.

A huge thank you to all of the agents participating in Paint the Town Blue. We see the hustle, dedication, and heart you bring to your clients and communities. Several agents have hosted multiple open houses throughout this event, giving up their weekends to create more opportunities for buyers and sellers.

Special thanks to our hosting agents, listing agents, GRA Lending, our sign installer, and everyone working behind the scenes to make this event a success.

A heartfelt thank you to Robin Chadwick and her husband for sharing their little slice of heaven with us. We had the best time and are so grateful for your hospitality, generosity, and all the hard work that went into making the evening so special. Your property is absolutely beautiful, and we loved spending time together there.

Thank you to everyone who came out and made the evening so much fun. We are especially grateful that we were able to make this happen during the middle of a busy spring market when everyone is being pulled in a hundred different directions.

💙 Another Paint the Town Blue Pop-In! 💙

Today I had the opportunity to stop by Teresa Kraft’s beautiful listing in Union and visit with the fantastic Bobbi Pfeffer from the Sherry Clark Group and our Guaranteed Rate Affinity partner, Mark Evans. I dropped off a little something from Eric and me to let them know how much we appreciate all they’re doing.

One thing the public doesn’t always see is how hard our real estate agents work behind the scenes. They aren’t just opening doors. They are problem solvers, negotiators, marketers, matchmakers, advisors, and advocates for their clients. They work days, nights, weekends, and often seven days a week to help buyers and sellers achieve their goals.

Bobbi is a great example of that dedication. The hustle, grit, knowledge, experience, and relationships that agents bring to the table are what help connect the right buyers with the right homes. These opportunities don’t happen by accident. They happen because agents are constantly working, networking, following up, and creating connections.

It’s also been so much fun to see all of the Paint the Town Blue open houses happening across Northern Kentucky this weekend. The energy, collaboration, and commitment from our agents has been incredible to watch, and our sellers are benefiting from the extra exposure and excitement surrounding their homes.
