If selling your home is anywhere in your future, this is something you need to know.
A new appraisal reporting system is rolling out, with the updated format becoming mandatory for Fannie Mae and Freddie Mac appraisal submissions beginning November 2, 2026.
What does that mean for you as a homeowner?
DETAILS MATTER. π
And one of the biggest things you can start doing RIGHT NOW is documenting the work you do to your home.
π§Ύ SAVE. THOSE. RECEIPTS.
New roof? SAVE IT.
HVAC repair or replacement? SAVE IT.
New windows? SAVE IT.
Water heater? SAVE IT.
Plumbing or electrical work? SAVE IT.
Foundation or waterproofing work? SAVE IT.
Kitchen or bathroom remodel? SAVE IT.
New flooring? SAVE IT.
Septic work? SAVE IT.
Smaller repairs and improvements? SAVE THEM TOO.
No detail is too small to save!
Keep receipts, paid invoices, contracts, warranties and permits when applicable.
Even better, start a home improvement folder and keep a running list:

And donβt just document the pretty stuff!
The roof, HVAC, plumbing, electrical, windows and other major components of your home are important pieces of its overall condition too.
The new appraisal format allows for more detailed reporting about a homeβs features, updates and condition, including more specific information about individual components and additional property photos.
One VERY important thing to understand:
Saving a $20,000 receipt does NOT automatically mean your home is worth $20,000 more.
But good documentation can help provide important information about the history, timing and extent of repairs and improvements made to your home.
So even if youβre not thinking about selling until next year or several years from nowβ¦
