📊 Northern Colorado Real Estate Market Update | August 2026

August brought a noticeable shift in activity for single family homes across Northern Colorado.

🏡 180 homes sold
Down from 248 in July

💰 $637,000 median sales price
Compared with $639,950 in July

⏱️ 65 days on market
Down from 72 days in July

🏠 568 active listings
Down from 608 in July

📋 98.9% of list price received
Holding steady from July

We also saw fewer homes come to market, with 226 new listings in August compared with 303 in July.

So, what does that actually mean?

For buyers, there are fewer new homes hitting the market, but August still offered opportunities. Inventory came down from July, and homes that ultimately sold moved about a week faster. Being prepared when the right home comes along still matters.

For sellers, pricing continues to be important. The median sales price barely moved from July, and sellers still received an average of 98.9% of their most recent asking price. Well positioned homes can absolutely sell successfully, but strategy matters.
The takeaway? August was quieter than July, but it was not a dramatic change in home values. Prices remained relatively steady, available inventory tightened, and the homes that sold moved faster.

And as always, Northern Colorado is not one single market. Fort Collins, Windsor, Loveland, Timnath, Wellington and the surrounding communities can look very different depending on location, price point and neighborhood.

I hope today includes something good on the grill, a little sunshine, maybe a nap you didn’t plan on taking, and absolutely no alarms.

We packed a lot into this long weekend, and I’m definitely not mad about one more day to soak up the end of summer.

Here’s a fall home maintenance trick that takes less than a minute but can make your home feel more comfortable when the temperatures drop.

🔥 Reverse your ceiling fans to run clockwise during the colder months.

Since warm air rises, running your fan clockwise on a low speed helps gently push that warm air back down into the room instead of letting it collect near the ceiling.

That simple switch can help:

✔️ Keep rooms feeling warmer and more comfortable
✔️ Circulate heat more evenly throughout your home
✔️ Reduce cold spots
✔️ Help your heating system work more efficiently

💡 Pro Tip: Look for the small direction switch on the fan itself. Once switched, run the fan on low. You want gentle circulation without creating the cooling breeze you want during summer.

And when warmer weather returns? Switch it back to counterclockwise.
