Think your property assessment looks too high? Don’t wait until the tax bill arrives to question it. 👀

Broward and Miami-Dade homeowners have until September 18 to file a 2026 VAB petition. The important distinction: you’re challenging the property’s assessed value or another Property Appraiser determination — not simply asking the Board to lower your tax rate. Both counties confirm September 18 as the 2026 filing deadline.

We welcomed five new faces to TBG, celebrated our Above the Line Million Dollar Producers, helped 28 clients get under contract and 20 make it to the closing table… and somehow, that’s still not everything we’ve been up to. 👀

Broward’s July numbers are pretty interesting. Single-family homes are still leaning in sellers’ favor, while condo buyers have a lot more inventory and room to negotiate.

It’s exactly why we always say the “market” isn’t just one market. What’s happening can look completely different depending on the home, neighborhood, and price point.
